Multiple Listing Service (MLS)

Garden City Realty's MLS service enables us to market your home to real estate professionals by sharing information with other members in our region. As the principal tool used by agents when searching homes for buyers, MLS is perhaps the most vital instrument in displaying and promoting your property. The local MLS real estate association is the Coastal Carolinas Association of REALTORS.

What is MLS? MLS stands for Multiple Listing Service. Every home for sale listed by a local real estate association member, unless it is specifically exempted from MLS, will be listed in MLS. However, only members including real estate agents and other professional affiliates can access MLS, but that doesn’t mean a home buyer or home seller can’t get the same information - just not directly.

Virtual Tours

Garden City Realty
employs the brand Paradym for all of our virtual tour marketing. As one of the only firms along the Grand Strand that includes a virtual tour with our property listing, Garden City Realty provides more inclusive exposure of our properties than any of our competitors. The virtual tour allows home buyers to pre-tour properties in the privacy of their own home with panoramic views that provide perspectives simply not possible with still photos.

What is a virtual tour? A virtual tour is a series of digital images stitched together to make a complete 360° panoramic image. The final virtual tour slowly pans the entire 360° of the image, creating an immersive effect that makes the viewer feel like they are actually in each location. At any time, viewers can take control of their experience by clicking on an image and dragging it left or right. Virtual tours allows a user to view an environment while online.

Print Media

Garden City Realty advertises its listings regularly with local/state media based accordingly on total market coverage and readership. Our goal is to provide maximum exposure to each of our listings by selecting the most appropriate media suitable to the individual needs of each property. For example, advertising one of our beach-front luxury homes in a local publication may not be as beneficial as featuring it on a Web site that receives a high-volume of online traffic, from upper-income households seeking to purchase a beach home in South Carolina.

How do you decide which publication to advertise my listing? In addition to local newspaper and magazine publications, Garden City Realty maintains a wide-ranging database of contact and rates information for publications whose print and web presence captures an audience most appropriate for our marketing/advertising requirements. Taking into account reader demographics and market research statistics, Garden City Realty selects the appropriate media to advertise for our real estate market. In addition, we employ demographics gathered from our own vacation rental and sales departments, making every effort to target both out-of-town and local residents. Some of those media contacts include; The Sun News, The Coastal Observer, The Georgetown Times, My Horry News, Florence Morning News, The Charlotte Observer and The Charleston Post and Courier. utilizes a variety of direct mail options that include standard and over-sized postcards, flyers, newsletters and linen cards displaying the Garden City Realty logo. We tailor our mailing lists to target specific areas that will expose your property to more buyers. We are always seeking new and innovative ways to market a property via direct mail and will not limit ourselves to mail-out types or content as long as it serves the best interest of our client and company.

What is direct mail marketing? Probably the most commonly used medium for direct marketing is mail, in which marketing communications are sent to customers using the postal service. The term direct mail is used in the direct marketing industry to refer to communication deliveries by the Post Office.

SE Optimization and Marketing

Search Engine Optimization, or SEO, attempts to improve a Web site’s organic search rankings in search engine results pages (SERPs) by increasing the Web site's content relevance to search terms. Search engines regularly update their algorithms to penalize poor quality sites that try to game their rankings, making optimization a moving target for advertisers.

Search Engine Marketing, or SEM, is designed to increase a Web site’s visibility in SERPs. Search engines provide sponsored results and organic (non-sponsored) results based on a Web searcher’s query. Search engines often employ visual cues to differentiate sponsored results from organic results. Search engine marketing includes all of an advertiser’s actions to make a Web site’s listing more prominent for topical keywords.

SEO-centric Content, SEO friendly content is the type of content that search engines look for. The more interesting and well-written SEO content you have on your site, the more useful your site will be to your customers and the better you’ll do in the major search engine rankings. Search engines like Google are surprisingly smart—they’re able to not just recognize your content but actually evaluate it for quality and readability. If your content isn’t SEO friendly, it won’t do well in the search engines.
